We’ve all seen them; flashy real estate websites with slow loading images, neat introductory graphics and often unfortunately large sound files which both take forever to load and often crash the site visitors computer. We’ve all seem them.

Introducing flash into your real estate website requires a very comprehensive understanding of the technology before you go ahead and implement a flash based site. First off, and likely the most important element is that Flash is not search engine compatible. Search engines can’t read text on a flash based real estate website. The truth of the matter is that website design technology is years ahead of search technology. Unfortunately that doesn’t stop people from overusing Flash based design in their real estate websites. At best what these people will get is, great looking websites with no traffic. Now I don’t know about you, but I would rather have a great looking, less animated site using basic HTML that gets traffic rather than a stunning animated site that gets no traffic. Bringing your business online, is after all, an opportunity to gain more clients, not a competition to see who can make the best flash movie.

The bottom line is, just because the technology exists, doesn’t mean you need to use it. However, flash can be implemented sparingly throughout your real estate website with little or no effect in your search rankings. Designing images in flash may not be a problem, but be sure to stay away from designing your menu bars or any other text in flash as it will hinder your search engine optimization efforts.
