As an individual real estate agent you need an online presence. It isn’t an understatement to say it is likely the most important part of your real estate business. The fact of the matter is that most people (73% of them) are starting their home search online for both rentals and sales. This is an unavoidable fact, which makes not having an efficient real estate website the worst thing for your business. If you lack a real estate site, or your site is lacking in content while not showing up the search engines you are literally missing most of your potential clients. For a real estate agent a real estate website is not longer a want, but a need. You need a web presence now because it’s how your customers look for homes. Like or not, it’s the truth. If you ignore this truth you will never reach your full selling potential as a real estate agent. In fact you will get nowhere close. The bottom line is, that most your possible clients will find you online by looking at your comprehensive list of properties. If you lack a comprehensive list of properties they will search for one of your competitors who offers them a more comprehensive list of properties. To win at the online real estate game you need to think like a web surfer looking or a rental or sale property. What types of things are they looking for? Here is a list of a few of the more important things. 1) An up to date searchable database of your listings. 2) The database of listings much be comprehensive 3) They must be able to search for properties that meet their personal criteria (i.e. price, location) 4) They would like to be able to print and bookmark listings 5) They want to be emailed when new properties get posted that meet their criteria 6) They want your website to be easy to navigate and reliable 7) They want your website to be professionally designed and easy on the eyes 8) They want to find your website in the search engines under regional search terms. For example they are not going to search for “Spencer Right’s real estate agent” but will instead search for “real estate in Denver” or “Denver rentals”. You need to make sure you optimize your website to show up under those regional search terms. This is just a basic outline of what you need in order to make your real estate website successful. By implementing these ideas you can be sure to generate more leads from your online presence.
